The Atelier d'Architecture Philippe C. Guyot EPFZ/SIA, Etudes et Conceptions Architecturales carries out projects for new buildings or for conversion. Our studio also offers all types of development on undeveloped land, from environmental analysis, to project design based on specific usage requirements, and then to neighborhood planning. In agreement with the client, we study the possibilities of building on any land proposed. We structure the program desired by the client. We draw up a preliminary project based on the developed program, which we submit to the client. We draw up a market study to ensure that the project is in line with current market opportunities. We complete the project with a full dossier for public inquiry, in order to obtain a building permit that will allow the project to go ahead. The Atelier, in agreement with the client, will determine the options, the level of technical quality and the choice of materials. The Atelier will draw up a design brief, including execution drawings and specifications for each trade. At this stage, the client decides on the team to be chosen, and on the contract to be awarded. There are two principles, namely the choice of a realization made by the architectural office with direct adjudications and paid at the right price by the owner, either: the architectural firm's mandate ends with the building permit or the production of specifications and execution plans, and the client awards the entire project to a third party, a general contractor. In the latter case, the project owner will need to appoint a project owner's representative, such as Vidourle sa Ingénierie Immobilière, to defend his own interests and compliance with the specifications against the awarded general contractor.
